Winter Storm Readiness: Best Practices for Property Managers

When a winter storm hits, your property either runs on the systems you built or it runs over you. Here’s the real checklist. No fluff. Just high-impact actions that separate reactive managers from leaders who stay ahead of the storm.

1. Start with Eyes on the Roof & Drains

  • Clear roof drains, scuppers, and overflow paths.

  • Flag potential ponding zones and photograph conditions.

  • If snow builds up, weight load + melt = water intrusion risk.

2. Check Snow Vendor Readiness

  • Confirm: Trigger depth, Response time, Material type and where it will be applied, Contact list with backups.

  • Verify priority path maps (ADA ramps, fire lanes, docks).

  • Stage your own salt, signs, and emergency shovels on-site just in case.

3. Secure the Envelope

  • Verify door sweeps, gaskets, and vestibule function - infiltration equals energy loss.

  • Post signage at hose bibs and backflows. Confirm insulation and/or covers are in place.

  • In stairwells and dock areas, confirm heaters or insulation are active and intact.

4. Run the Emergency Playbook

  • Generator fueled and tested?

  • Heaters tested and running?

  • Life safety systems (egress lights, alarm panels) checked?

  • Send reminder comms to tenants on what to expect and how to report issues.

5. Have Your Post-Storm Plan Ready

  • Log: Service times, Materials used, Site conditions with photos

  • Inspect high-risk areas immediately after: Roof, Lobbies, Entry mats, Sloped lots and loading zones

Final Word:

Don’t wait for a forecast to activate your plan. Property management isn’t about weathering the storm, it’s about showing you planned for it and now is a perfect time to prepare.
